Should I Replace My Roof?

Knowing what to look for is the first step in determining whether it’s time to replace your roof.
 

When Dark Stains and Streaks Begin to Form

When you are inspecting your roof, pay attention to any discolouration. Dark streaks or stains may indicate that your roof is already experiencing some damage as moisture is building up around it. These stains can also extend to the walls of your building, this means that water is getting through the roofing material and being absorbed by the walls.

Sagging Areas or Dips

Over time, sitting water is capable of causing sagging areas to appear on your roof. If you notice any sagging or dips in your roof, take a broom handle and poke the center of the divot. If the sagging area is moist and soft, it means that water has already been absorbed into the roofing material under the top layer, and a replacement will be in order.

 

How Do You Know When to Replace Your Roof?

Part of any building’s maintenance routine should be at the very least an annual inspection, if not a bi-annual inspection. This inspection should include observation and testing of all mechanical equipment and all major areas of the structure. This includes but not limited to windows, doors, plumbing, and roofing. One issue with inspecting your roofing system is that no matter if it is residential or commercial roofing, most people, have never seen the top of their roof. Without getting on top of your roof, how do you answer the question “When should I replace my roof?”

Look for light coming Through Roof

This is easier to do in a commercial building that is open and not finished, as you can simply turn the lights off and look up at any time during the day, as long as it is sunny out! If you notice daylight coming in from anywhere, usually in the corners or where pipes or anything else exits the building, there is an issue. If light can come through your roofing, you are sure that water can also make its way in through these cracks or holes as well. For your home, you look for the same signs, however, you will more than likely need to climb up into your attic to look for the light.

Your Roof is Aging

Most roofing systems are designed to last around 20 to 30 years. If your roof is beginning to get close to the top of this range, you can be certain that your time for a replacement is coming soon. Although there may not be any visible signs of damage at the moment, things will begin to go downhill soon enough. And you don’t want to wait until there is damage or an emergency before you begin planning your roof replacement.
